Our preference is to work with architects and other design and engineering professionals from the onset of the project.

Clients either come to us for a “turn-key” solution or engineering or architectural firms recommend us to become part of their design team from the beginning.

The typical approach to construction is a client contacts an architect, the architect designs the structure and the contractor bids on the architect's design. Bids are competitive and the client awards the contract to the lowest qualified bidder.

While logical, this does not always provide the most efficient solution to the client's needs. Alternative building systems may save
time and money over what
is specified
and the competitive process creates antagonistic relationships that often require outside intervention to resolve disputes.

Value Engineering
We constantly to look for ways of improving the building design or process to improve the overall quality while minimizing time and expense. While this is called “engineering,” it is more an art than a science.

Preconstruction
“When the dirt is right, the job is right.” The most cost effective approach to a successful construction project is conditional upon what processes are implemented prior to construction.

We address extensive pre-construction planning which includes logistics, critical path scheduling, design management, government relations and entitlements, constructability, and project coordination and management.

Resources
Construction is a custom manufacturing process. Except for tract housing and high rise office buildings, most buildings are “prototypes.”
As such, we draw upon our experience and technology as knowledge workers to deliver information that organizes the building process into a readily understandable language that includes change orders, subcontractor bidding/contract preparation, off-site manufacturing, on-site assembly, and quality control, close out and transfer.

Subcontracting
Although Deming improved manufacturing quality in Japan by focusing on process, our experience indicates that it's the people and the process. We are fiduciaries insuring that subcontractors perform the services on time and within budget. We collect data on subcontractors to address pre-qualification, and expertise including:

relationships
• Size and complexity of
past projects
• Past performance
• References 
• Union status

Subcontractor performance is monitored to address safety, workmanship, diligence, scheduling, and professionalism.

Document Tracking
Our system allows us to manage projects in an open fashion that is user friendly and easy to understand by our staff, subcontractors, suppliers and our clients. This management system identifies and tracks information to create a clear record of job progress, modifications, and financial accountability.
